Usually covered
A burst supply line, a failed water heater, an appliance hose letting go, storm water entering through sudden damage to the structure. The theme is a discrete event you didn’t cause and couldn’t predict.
Usually not
A leak that ran for months. Deferred maintenance. Seepage and groundwater — that’s flood coverage, which is a separate policy. Sewer backup, unless you carry the endorsement.
What actually decides it
Documentation. Two identical losses go differently based on whether there are before-photos, moisture logs, and an itemized scope. Adjusters are not looking for reasons to deny — they’re looking for evidence to approve, and someone has to give it to them.
