A fire is three separate losses wearing one name
There's the burn damage, which is obvious and usually the smallest footprint. There's the smoke and soot, which travels far past the fire and keeps causing damage for days. And there's the water the fire department used, which frequently affects more square footage than the flames did. Each needs a different response, and treating a fire job as "cleanup" gets all three wrong.
The sequencing matters more than people expect. Suppression water starts the same 24-to-48-hour mold clock as any other water loss — the fact that it arrived via a fire hose doesn't change the biology. So a fire response that spends the first three days on soot while the structure sits soaked is setting up a mold remediation project on top of everything else.
Why soot keeps working after the fire is out
Soot residue is acidic. On metal it corrodes. On finished surfaces it etches. On plastics and electronics it works its way into anything with an opening. That process doesn't pause while you wait for an adjuster — it continues every hour the residue sits, and the damage curve is steep in the first few days.
Concretely: fixtures and hardware that could have been cleaned in the first 48 hours need replacing after a week. Appliance finishes stain permanently. Electronics that would have survived a prompt cleaning are gone. This is the single most under-appreciated fact about fire losses, and it's why we triage contents early rather than treating cleaning as the last phase.
Different fires leave different residues, too. A kitchen grease fire leaves a sticky protein residue that's nearly invisible and smells relentlessly — people scrub for weeks wondering why it isn't working, because they can't see what they're trying to remove. A synthetics fire leaves dry black smoke that spreads far and cleans differently. A slow smoldering fire drives residue deep into porous materials. The cleaning method is chosen off what burned.
Smoke goes where the air goes
If the HVAC was running when the fire started, the system distributed smoke through every room it serves and coated the inside of the ductwork on the way. That's why a bedroom on the other side of the house smells like the fire, and why cleaning the affected rooms while leaving the ducts alone produces a house that smells fine for a week and then doesn't.
Smoke also stratifies and finds cold surfaces, which is why residue shows up on exterior walls and inside closets that were closed. Anywhere air moved and anywhere temperature differentials existed, there's residue. Mapping that is part of the assessment.
Odor is a source problem, not a masking problem
Every returning smoke smell has a physical source still in the building: residue in ductwork, saturated insulation in a wall cavity, an attic that nobody addressed, carpet pad, the underside of a subfloor. If the odor comes back after cleaning, it means a source was missed — not that the treatment failed.
Real deodorization is sequential: remove what's saturated beyond cleaning, clean every affected surface, treat the HVAC, then use thermal or hydroxyl treatment to address what remains at the molecular level, then seal where sealing is appropriate. Skipping to the last step is how you get a house that smells like ozone and fire instead of just fire. Anyone leading with fogging is selling you a smell, not a solution.
What we do first on an Atlanta fire job
Secure it. Board-up and roof tarping, because a structure with holes in it is now open to weather, animals, and anyone walking past. This happens day one regardless of what else is negotiated.
Assess the three losses separately. Burn, smoke, water — each mapped, each scoped, each documented. Fire claims are complex and adjusters expect that structure.
Mitigate the water immediately. Extraction and drying start before soot work, because the clock on water doesn't wait for the clock on soot.
Triage contents. What's salvageable with prompt cleaning, what needs specialty treatment, what's gone. Early, because the answer changes daily.
Then clean, deodorize, and rebuild. In that order, with the HVAC addressed as its own scope item.
The intown Atlanta wrinkle
Fire in a hundred-year-old house is different from fire in new construction. Balloon framing in pre-1930s housing — wall cavities that run uninterrupted from foundation to attic with no fire blocking — lets fire and smoke travel vertically inside walls in ways modern platform framing doesn't. That means smoke residue in cavities far from the burn area, and it means the assessment has to look places that wouldn't matter in a 1990s house.
Older houses also carry asbestos-era materials, and a fire that opens up flooring, ceiling texture, or pipe insulation in a pre-1985 property means those materials get tested before demolition proceeds. That's not us being cautious for sport; disturbing them without testing risks contaminating a house that's already had a bad week.
Insurance on fire losses
Fire is typically a covered peril under standard homeowner policies, including — importantly — the water damage caused by putting the fire out. Coverage usually extends to structure, contents, and additional living expenses if the house is uninhabitable. That last one matters and gets forgotten: if you're in a hotel, that's frequently part of your claim.
We're not adjusters and we won't tell you what your policy covers. What we do is document exhaustively from the first site visit, because fire claims are the most complex residential claims there are and the file is what gets them settled.
