What actually happens to a house when water gets in
The puddle is the least interesting part. Within the first couple of hours, water has wicked up the drywall by capillary action — usually four to twelve inches before you can see a line — and started moving along the joists to places that have nothing to do with where the pipe broke. It gets under the cabinet toe kicks, into the pad under the carpet, and down through the subfloor seams. By hour six, the wet footprint is substantially larger than anything visible.
Then the materials start behaving differently from each other. Drywall gives up moisture fairly willingly. Plywood and OSB subfloor hold it and swell. Insulation in a wall cavity stops being insulation and becomes a wet sponge with no airflow around it. Hardwood cups because the bottom of each board is wetter than the top. And the framing behind all of it — which is the part that actually matters structurally — dries slowest of anything and shows nothing on the surface while it stays wet.
That's the whole reason restoration is a real trade rather than a shop vac and some box fans. Removing water you can see is easy. Getting the water out of materials you can't see, verified with instruments, before biological growth starts, is the job.
The 24 to 48 hour window is not a marketing line
Given saturated organic material, warmth, and no airflow, mold growth can begin within roughly 24 to 48 hours. Atlanta supplies the warmth and the humidity for free most of the year. Every material in a modern house — paper-faced drywall, subfloor adhesive, carpet pad, cellulose insulation, cabinet particleboard — is food.
This is why the difference between calling at 11pm and calling Monday morning isn't a matter of convenience. It's the difference between a drying project and a remediation project stacked on top of a demolition project. The same broken supply line produces a two-day job or a three-week job depending entirely on when the phone rang. We don't say that to pressure anyone. We say it because homeowners routinely wait, reasonably, thinking it can hold until business hours — and it can't, and nobody told them.
How we scope an Atlanta water loss
Category. First question is always what kind of water. Category 1 is clean — a supply line, a water heater, a burst pipe. Category 2 is used water with some contamination: dishwasher, washing machine, an overflow. Category 3 is grossly contaminated: sewage, a backup, water that came in from outside. The category determines whether porous materials can be dried or have to be removed, and it escalates over time. Clean water sitting on a floor for three days is no longer clean water.
Class. Then how much material is wet and how fast it will release. A single room with wet carpet is a different drying problem than a whole floor where water got into wall cavities and under cabinets. This sets the equipment load — how many air movers, how much dehumidification capacity, and how long.
The affected area, mapped. We use moisture meters and thermal imaging to find the actual boundary of the wet area rather than the visible one. This is consistently the part that surprises people: the tape line ends up two rooms away from the leak.
Atlanta-specific factors we plan around
Crawlspaces. A huge share of intown Atlanta housing sits on pier-and-beam over a vented crawl. Water that gets into a crawlspace has nowhere to go and no air exchange to carry it off. We find failures in Grant Park, Ormewood Park, and Kirkwood that have been dripping into a crawl for weeks, because there's no ceiling underneath to stain. Drying a floor system from below is standard work here in a way it isn't in cities built on basements.
Mixed-era plumbing. Intown houses have been renovated repeatedly, and the plumbing is a layer cake — original galvanized, a 1970s copper repipe, a 2015 PEX kitchen remodel, all spliced together. Failures happen at the transitions, which are inside walls, which means the leak is never where the fixture is.
Slab construction. Southwest Atlanta's post-war ranches sit on slabs, and slab losses spread laterally with no gravity assist. Water travels under flooring and wicks up into the base of the walls for days after the surface reads dry. It's the hardest ordinary drying problem in residential work.
Humidity. Atlanta summer means the outside air is not a drying tool — opening windows makes it worse. Everything runs on dehumidification, and equipment gets sized for the actual grain depression rather than a rule of thumb.
What drying to a number means
We set air movers to break the boundary layer at wet surfaces and dehumidifiers to pull the moisture out of the air they release it into. Then we take readings — the same locations, daily, logged — until the materials reach the dry standard for that material in this building. Not "it feels dry." A number, compared against an unaffected area of the same material in the same house.
Those daily logs are also what turns your loss into a claim an adjuster can approve without a fight. Restoration claims stall on missing documentation more than any other cause. Photos of the conditions before anything was touched, moisture maps, daily readings, and an itemized scope are the difference between a settled claim and a three-month argument.
What it costs, honestly
A contained single-room clean-water loss caught fast is typically a low-four-figure mitigation. A whole-floor loss with wall cavities and cabinetry involved runs into five figures. Category 3 costs more than Category 1 because material comes out instead of drying. Reconstruction is separate from mitigation and is usually the larger number when finishes are involved.
Anyone quoting a water loss over the phone without seeing it is guessing, and the guess is always low. What we can tell you on the phone is whether it sounds like an emergency, roughly what the scope will involve, and when we can be there.
Before we arrive
Shut the water off at the source if it's safe to reach. Kill power to the affected area at the panel if it's dry and safe — not if you have to stand in water to do it. Photograph everything, wide and close, before you move anything. Get contents up off wet flooring if you can lift them safely. And don't run a household fan across water you think might be contaminated; you'll aerosolize it instead of drying it.

How fast do you need to get here?
Same day, ideally same hour. Water wicks up drywall and into subfloors within hours, and mold can start within 24 to 48 hours of saturation. The gap between a drying project and a demolition project is usually just days.
Will my insurance cover it?
Sudden and accidental losses — burst pipes, appliance failures, storm intrusion — are usually covered. Gradual leaks and deferred maintenance usually are not. We photograph conditions before we touch anything and hand you itemized moisture logs, which is what keeps claims from stalling.
Does everything wet have to be torn out?
No, and anyone who tells you otherwise before taking a moisture reading is guessing. Clean water caught early can often be dried in place. Contaminated water and long saturation change the answer.
